Commercial Inspections
Whether you are purchasing or leasing a commercial property, Cooper Inspection Services can take care of your inspection needs and provide you with a thorough report of the current condition of the property. For standard commercial inspections we will bring 1-2 inspectors to the property depending on the size of the building. For larger commercial and industrial inspections, we will subcontract as needed to various tradespeople to assist us with the inspection.
We will inspect the roof, exterior, parking lot and grounds, structure, electrical, plumbing, HVAC and standard fire safety equipment. We can also add thermal imaging to the inspection including a drone thermal inspection of the roof and/or solar panels if present.
Our reports will have photos attached to any deficiencies found with narratives describing the issue. We are also proud to provide the fastest report turn around time in the area. We guarantee 72 hours for a commercial inspection report to be completed, but most of the time, the reports are finished by the next business day.
Commercial property inspections include office buildings, medical facilities, strip malls, mixed use buildings, churches, auto repair facilities, warehouses, hotels/motels, apartment/condo complexes, factories and industrial plants.

Infrared/Thermal Imaging
Thermal imaging inspections are available for both residential and commercial properties. Brian Cooper, the owner of Cooper Inspection Services is a certified Level I Thermographer with both the handheld camera and with a drone mounted camera. The handheld camera used is a Flir E8XT and the drone is an Autel EVO II Dual R Enterprise. The Autel Evo II is equipped with a Flir Boson camera which complies with US Government standards.
Residential inspections: a thermal inspection can detect heat loss in and around walls, ceilings, windows and doors, HVAC issues, broken seals/argon loss in double or triple paned windows, plumbing leaks, roof leaks, missing, damaged or wet insulation and water intrusion around wall penetrations and the foundation of the house. The camera can also be used to locate electrical issues in the panel and service entrance. In some instances, we can also find possible pest infestation including nests or actual animals including vermin or larger mammals such as raccoons.
Commercial inspections: Commercial inspections include all of the above items as well as industrial applications such as conveyor belts, motors, pipelines, pumps, valves and storage tanks. Thermal inspections are also useful in more complex electrical systems including motor control centers, transformers, switchgears and primary power sources.
